Home Information Pack is a set of documents providing important
information about a property, such as its energy efficiency,
boundary ownership and planning permissions. Every person
marketing their home must have a Pack to show to potential
purchasers at their request. You are not able to market your
property for sale until a pack has been produced.
What is in a Home Information Pack?
The Packs include the key documents that are normally required
when homes are bought and sold. Some documents are compulsory
and others optional:-
The compulsory documents are:
· An index
· An Energy Performance Certificate
· A sale statement
· Evidence of title
· Standard searches (local authority enquiries and a
drainage and water search)
· A Home Use Form
· A Home Contents Form
· Where appropriate, commonhold information
· Where appropriate, leasehold information
Optional documents may include:
· A Home Condition Report
· A legal summary
· Guarantees and warranties
· Other relevant searches such as Environmental Report,
Coal Mining Searches
· Additional relevant information

What does your ABA-LAW Solicitors HIP cost?
If you instruct ABA-LAW Solicitors to
undertake
the conveyancing
on your sale we will not charge for the preparation of the HIP.
You will be responsible only for the payment of the
disbursements associated with the HIP. Typical disbursements*
are:-
. Energy Performance Certificates £65.00
. Local Authority Search and Water & Drainage
Search £135.00
. Land Registry Title Entries £8.00
**If
you instruct ABA-LAW Solicitors to compile your HIP only we will
charge £75 plus VAT in addition to the disbursement costs for
doing so.

Disbursements
that make up this price
are monies payable to third parties and can be subject to change
due to fluctuations in their prices. If your property is
leasehold, Land Registry Titles cost £16.00.
